3 Pitfalls to Avoid When Buying a Home

Purchasing a home can be one of the most exciting times in a person’s life. Unfortunately, with the problems out there in the real estate market, it can also create a huge amount of trouble for a home buyer. That’s one problem with rushing into buying a house without doing your homework first. Following are three of the more common pitfalls to look out for when you’re in the market for a new home. With a little luck, some research and a lot of patience, you can find a home that’s right for you without any major drawbacks.

Read Between the Lines
The first step to avoiding common plagues in a home buying situation is to know the code that Realtors and home sellers use. When searching listings of homes, look at what the ad says and what it doesn’t say. A home ad that says it has four bedrooms but doesn’t say how many bathrooms probably only has one bathroom. Learn to read between the lines of the ads and remember that they are only trying to show the home in the best possible light for potential buyers.

Investigate the Price
You wouldn’t buy an apple from your local grocery store for $20 just because that’s the price the store slapped on it, would you? The same is true with a home purchase. Before agreeing on the purchase price for a home, investigate why it’s priced the way it’s priced. Did the company just put a price on it based on its location? Or is it a reasonable and fair price for its condition and the neighborhood where it is? Do some research to make sure you’re not paying more than what is necessary. Likewise, if it’s priced lower than you would expect, find out if it has any problems or other drawbacks that cause it to be priced so low.

Get an Agent
Many home buyers do not like to use the services of a real estate agent because it costs them money. A real estate agent can, however, save you money in the end. Since they have been through the process before and they know fair market values and negotiating tactics, you could end up saving thousands on the purchase price of a new home. Don’t try to go at it alone. Use the help of a qualified local Realtor to ensure a hassle-free home purchase.

Inexperienced and experienced home buyers alike often fall prey to these major pitfalls when buying a home. Unfortunately, these pitfalls can cost a home buyer thousands of dollars that they didn’t need to spend. Instead of falling for these problems, take some extra time and be careful. You’ll be glad you did.
