When I met Asher and his wife Debbie they were in the unenviable position of having to watch the value of their home slide out from under them due to the housing market crash. Each day it seemed more and more like they’d have to take a financial hit. After all, it was only three years prior that they bought their home with the hope of remodelling it and selling it for a huge profit down the road, maybe even putting away a nice nest egg for their future children’s college educations.
It seemed now, however, that all of that money they had invested was going down the drain and they could see no way out. To make matters worse their student loans had come due, burdening them with additional monthly expenses which were making their current predicament seem all the more dire. I took a look at their home – a cute Victorian house, two bedrooms, three baths with a lot of love put into it.
They had really taken pride in their work and had made a real home for themselves. Three years earlier the house would have flown off the market…but that was three years ago. The first thing, I told them, was that they needed to readjust their expectations. Three years ago they had expected to nearly double their investment, that was then and this is now. They had bills coming due, and they desperately needed to make sure they wouldn’t lose money on this property. So we readjusted the pricing and marketing of the house and, not five days later, they had a buyer.
They did the right thing and came to a professional who was used to working in this market and who could get their home sold fast. If they hadn’t, they’d likely be out of luck and a good chunk of change to boot.
